Rental Policies
To qualify for a rental, applicants must meet the following requirements:

- Credit Score: Minimum 650+

- Income: Rent must be less than 30% of combined gross income

- Background Check: No felonies, evictions, or collections

- Pets: Negotiable unless stated otherwise (see pet policy below)

- Smoking: All properties are non-smoking

- Application Requirement: Every resident over 18 must submit an application; $50 App fee

- These qualifications may vary based on property owner requirements.

- Applications are not necessarily accepted on a first-come, first-served basis.

- Per Arizona law (ARS), the property owner may limit the number of occupants regardless of age.
Pet Policy (If Applicable)

- Maximum of 2 pets (subject to owner approval)

- Required documentation:
- Coconino County Dog License (if applicable)
- Up-to-date vaccination records
- ESA letter from an in-state prescriber (if applicable)

- Restricted breeds: Pit Bulls, Dobermans, Dalmatians, German Shepherds, Rottweilers, Chows, and Akitas (purebred or mixed) are not allowed on the property, either permanently or as guests.
Rental Process

- Property Viewing Required – You must see the property in person before applying. If you cannot, a representative may view it on your behalf. We do not rent sight unseen.
- Application Submission – Complete all required forms and submit:
- Proof of income
- Valid photo ID
- Approval Process – Applications are reviewed based on qualifications. Availability dates, rents, and policies are subject to change.
- We rent first come first serve– Applications will be processed in the order that it’s been received **if property has been viewed
